Abby Marshaus

We hired Heartland Builders to transform our original 1949 bathroom into something much more modern – boy, did they deliver! Leen, Hilary, Carlos and crew were highly professional from start to finish, with timely, thorough communication and helpful consultation. The team went above and beyond to deliver the bathroom we envisioned (working long hours to meet schedule), and were quick to make corrections on the few occasions that there were misunderstandings. You can tell that the team takes great pride in the work they do, and that having a high standard for quality is a priority for them. We plan to bring Heartland Builders back for future projects around our home, and highly recommend you do the same!

We hired heartland builders for finishing our 1100 sq feet unfinished basement space. Logan from Heartland worked with us throughout out this process. They were very quick to start the process and finished it in 6 weeks end to end. They even gave us a very competitive pricing , with a high grade finish. The workers who came to finish the job were very professional though out the process. They gave us choices to choose from. If we were too busy, Logan would do a run down and even send pics for the choice we would like. They were very flexible with choices also if we needed anything additional. It was all so easy. I really recommend these builders. From making the drawings to delivering it awesome job throughout. They are a great team.

I reached out to The Heartland Builders as I was looking to get the exterior of my house repainted. I could not be any happier with the service that was provided. They brought our vision to life and were a pleasure to work with. They were very transparent with us and made sure that we were happy each step of the way. The quality of the work speaks for itself. We will definitely be working with them again in the future!

I used Heartland Builders for two jobs in my house – one was general construction/remodel work and the other was to build a new deck. The guys did a fabulous job! I found the pricing competitive. Communication with Logan was great and he answered all of my questions timely and professionally. Special shout out to Enoch who is a wonderful perfectionist! He worked on both jobs and made sure that everything was as it should be! I will definitely be using the team again this fall!

Our experience with Tony and his talented team helped us with a kitchen backsplash and a patio. Both were exceptional! The backsplash is a show piece and was constructed quickly, cleanly and with skill. Tony and his teams turned my vision of our patio extension into a dream. I will be using this group for my future projects.

Newly rebuilt deck- we love it! Ruber and Enoc were very meticulous. Love the spindles and cocktail rail. Added about 2" to the existing deck. Hillary was very good in communications, especially since the weather in December was not the best working conditions. Would definitely recommend Heartland for deck building.

We had an absolutely wonderful experience working with Heartland Builders. They did an amazing job with our 1920s home helping to bring our vision to life, transforming our office and kitchen space. They were knowledgeable and hard working. The team showed a lot of integrity with their work and went above and beyond to make sure it was done right. Leen, Hilary, Carlos, and the whole team was professional and thorough. We will be using Heartland for all of our future renovation projects and I would recommend them without any reservations!

We'd like to thank CMH for a fantastic experience with our basement finish. Workers were on time as scheduled and project timeline was spot on. Workmanship was great and the transformation was beyond expectations. We very highly recommend CMH for your basement finish.

CMH finished our basement about 3 years ago and did an amazing job. Very smooth process from beginning to end. No surprises along the way. What they quote you is the actual price you will pay unless you make changes along the way. All the subcontractors were very professional and cleaned up the site each day. We ended up with a beautiful basement. Highly recommend them!

Alexandra Hall

I can not express how happy I was with CMH through the whole process of finishing our basement. Just getting quotes from basement finishers felt like the wild wild west. CMH quickly separated themselves from the rest with their thorough attention to detail all the way from the quoting/proposal to the finish. Our home was new within the last couple years and I felt like the quality and attention to detail through the whole process at times exceeded our experience of home building – from keeping the workspace clean to the finishing touches. 100% would recommend CMH.

CMH Builders, Inc. did an excellent job finishing my basement! From start to completion of the project, they were professional, responsive, prompt, and caring. Every person from CMH/their partner companies was friendly, on-time, and took great pride in their work. It gave me a great deal of confidence knowing the people entering my home each day were true "professionals" in every sense of the word. I also had the opportunity to interact with the owner of the company quite a bit during the project. It's clear to see that he deeply values customer feedback and holds his team to high standards. The communication from him and his team were top-notch throughout the entire basement remodel. I was as involved, or as hands-off, as I wanted to be every step of the way – but I always knew what was going on each week/day. Ultimately, CMH was able to complete my basement remodel ahead of schedule and deliver a new space in my home that is exactly as I had envisioned. I am extremely satisfied and would highly recommend CMH builders to others!

CMH was a fantastic partner in our full basement finishing project. They have a dedicated process from creating the design, coordinating the buildout through various stages, and completing the finishing touches to make any renovation look amazing. I would highly recommend CMH to my closest friends and family, thank you CMH!

Kyle Herron

CMH was fantastic to work with. We had large projects in which we received three quotes from reputable companies. Although they were all very comparable in cost, CMH was able to provide a 3D rendering of our projects that helped us visualize our ideas. Our basement is approximately 1100 sq/ft which we turned into a spacious bathroom, gym, media center w/electric fireplace, dinning area, dry bar, and a wet bar. Our second project was installing a gas fireplace, media center surrounding the fireplace, new flooring, coffee bar, and cabinetry work to existing cabinets. Brandon and Tori were able to adjust the renderings and swap options on the projects as well as give us their opinion based upon their own experiences. Once the projects began, Nick our project manager, was extremely communitive and gave us weekly updates on the schedule. At any time, I was able to call/text him with any questions or discrepancies. Our only hang up with CMH is that it did take slightly longer than originally expected. However, quality is top notch and we wanted them to take the time needed to adhere to both theirs and ours high standards and expectations. My wife and I would ABSOLUTELY recommend CMH to anyone! *Pictures to come.

Everyone was super easy to work with. Loved how project turned out and they made the design process easy. Only item we weren't thrilled with was the quality of the flooring. Love the color of it, just super thin and would have spent extra on thicker/higher quality is all.

We hired Paradigm for a massive project: transforming an older house into a home that feels brand new. They handled everything—new roof, windows, and paint—but the bathroom and closet renovations are the highlights for us. The work in the bathrooms is flawless, and they installed a two new baths, vanities, and a high-end steam shower in the master. Our new walk-in closet is awesome. Professional, detail-oriented, and highly recommended for any major home renovation. Thank you Ivan and team!

Paradigm Construction and Development is second to none. Whether it’s a complete tear-down and new build or a detailed remodel, their quality and professionalism stand out every step of the way. Their team is friendly, responsive, and truly committed to delivering exactly what’s needed. They recently played a major role in helping a non-profit by assisting with land location, demolition, and building a facility tailored perfectly to the mission, all at a fair price for a great cause. They operate with a strong family mentality and solid values, which shows in how they treat clients and partners. I highly recommend Paradigm for anyone looking for a builder they can trust.

Our sales rep at Davis Homes named Brooke was an absolute miracle worker. She answered every question we had promptly and made sure the whole process went smoothly. We worked with Brooke Sortore for our new home build and it was an amazing experience. She is very professional, friendly, fast and helpful. Even though, we knew what we were looking for, she recommended some of the options, which really made sense. She also suggested some which may not be as useful. The whole design and sales process was a joyful experience. She answered all questions and went above and beyond in helping us in designing a beautiful home. We are looking forward to an amazing building experience with Davis team.

If I could leave negatives stars I would. Absolute worst experience ever. Wouldn’t recommend building with Davis Homes to my worst enemy. The amount of unorganized employees from this company is baffling. We started the building process in September of 2023 and just finally moved into our new home as of October 19 of 2025. The house was finished in June but we ran into so many issues with the inspection that we couldn’t move in due to safety hazards. There were major structural issues. They completely missed a floor joist and there was just a giant gap in the floor that was missed during framing. Sump pump was completely installed crooked and spewing water constantly into the basement. The list goes on and on. We were charged a couple thousand dollars to do an "upgraded" custom master bath. Once the home was completed we advised that the shower was incorrect. They advised that it was installed incorrectly to the plans but that it was missed and they would fix it. That took a couple months to do so and they advised they would credit us $500 but that it couldn’t be installed to the original plans. We have yet to see that money. We were charged almost $3k to do "upgraded" black front doors. They just installed white doors and had somebody paint them and when we sent pictures showing the glass covered in paint and paint peeling all over the doors and overall poor job done, they tried saying that’s how they’re supposed to be at one point and we fought back and forth to get that issue resolved. The hung floating shelves in the kitchen and we had to redo them because each one had about 20+ nails in them and none were in a stud and if any weight would of been on them they would of ripped out of the wall. Ashley is very unpleasant to work with. And Craig is hard to get a hold of and seems to be very lazy at his job. Our project manager gave us our certificate of occupancy and told us we could move in. We decided to wait until all the issues were resolved and just moved our stuff in, in boxes but weren’t living there. Davis then threatened to have us removed from the property and stated that if we did not remove stuff we would be penalized daily. They are a greedy corrupt company and I wouldn’t recommend building with them. If you do, have a good attorney on standby because they will lie to you and screw you in every way possible. Our build was supposed to be $392,000 plus site fees. We ended up at $550,000 by the end of the build. We’re already planning on selling the house because we can’t even afford it at this point. I absolutely despise Davis and wish I would of never wasted over two years of my time! The house is brand new and we’ve already had water leaking a good amount from toilets and the bath tub. Won’t even bother to reach out to Davis because they are so lazy in their work. We’ve hired outside help to fix a lot of these problems just to make sure things get done the right way. We’ve spent at least $60-$70k in cash paying for things over the past two years. They overcharge in many things when other companies and contractors will do a better job for a better price. Getting anybody to do their job at this company is like pulling teeth! DON’T BUILD WITH DAVIS!

Cody Molina ☆ 1/5

If my husband and I could do it all again, we wouldn't. Attached are photos taken UPON POSSESSION OF THE HOUSE. Please notice the banister on the stairs has paint drips… the spindles on the staircase are poorly installed. You can tell the painters did not remove the spindles prior to staining the banister. We discussed this concern with our project manager, and no one ever came back to fix this. Additionally, there is a hole in the drywall in our garage that also remained unfixed (see photo). I have attached more pictures showing several imperfections of the walls. The walls of the house make it appear as if it has already been lived in. All of this was pointed out in our initial and final walkthrough.. it was not fixed. The elevation features of our home were installed incorrectly. We asked for stained posts; right now, they are painted white. Their remedy was to *wrap the current posts* with lumber, and stain them from there. We said no. Now, we are waiting for workers to come back with the appropriate lumber and fix our porch. We are also waiting for white board and batten; currently, it's blue. We did not ask for blue. On top of poor craftsmanship (and the above examples are not the only issues), communication with our sales consultant became non-existent at the end of construction… however, we sat down with him at closing as if nothing we went through as customers was a concern for their organization. We locked in our prices the last week of June 2020… we received the keys to our house on December 31, 2021. Prior to signing, please understand the terms listed in their contract. Although it makes perfect sense why a builder would have a contract like Davis Homes, please know, upon pursuing legal advice, the contract is aggressive and one-sided. Ashley Fletcher is not personable and lacks professionalism. She is very rude… maybe she acts this way because her primary communication with customers is via email… maybe that is why she had no idea who we were although she assisted in scheduling our final closing at her office… To conclude, the back office personnel is more concerned about profit than the wellbeing of their customers. We were on this 'ride of a lifetime' with Davis Homes for 18 months… sure, we built during a pandemic but that is not an excuse to completely disregard your customers' questions and concerns. Our project manager was Corbett Sweet – great guy; in fact, if it weren't for him or his hard work, we would have been even more disappointed with our selection to build with Davis Homes. Surprisingly, we do understand *stuff* happens. However, it was one problem after the other with Davis Homes. We are sad this was our experience. Our house is a constant reminder that the time spent with Davis Homes was not enjoyable.

Arbor Homes – Repeated Water Leaks & Poor Workmanship In just 2 years, our Arbor Homes property has had water leaks at the same spot three times, each destroying our vinyl plank flooring. Over half the floor has already been removed, and for more than three weeks we’ve been living with ripped-off flooring, which is unacceptable. We contacted Mr. Jacob and Mr. Bill repeatedly, but no firm timeframes for completion have been given. Partial fixes haven’t worked — the floors are compromised, and we’re concerned about hidden moisture and mold. We requested full flooring replacement, subfloor inspection, and mold testing under warranty, but there’s still no permanent solution. This clearly shows poor workmanship. Think twice before trusting Arbor Homes.

We could not ask for better people to work with on a new home build. Murphy, the sales manager in our community Hawkview is great. He is very personable and we always felt like he was watching out for our best interest. Matt, the building superintendent was also very accommodating. He always responded to any texts we sent. We also enjoyed his weekly video update on the progress of our home. The gentleman at Enterprise Title at the closing was super efficient and nice. Did I mention the design center? Wow, what an incredible experience.

The sales manager was great. Down to earth, quick to respond. Did multiple estimates. Arbor homes hired an outside development company that cut corners and left 95% of the properties with 10×40 usable space in backyards at most even though even the smallest lot should have 40×20 at least. Some houses the steep incline starts right outside the sliding backdoor. We paid to have a patio slab poured and found out after the yard would be useless for a swing set or outside play space for our toddlers. Our sales manager went to bat for us after coming to look himself. He found out the developer wasn't hauling dirt out so everyone is built on a bigger hill than necessary. The best they could do was give us the max 3% towards closing costs. The building manager was unresponsive for the final 4 weeks prior to closing. Even Arbor homes had issues contacting him. Things I mentioned 4 weeks before closing in a text went ignored and now I have to contact the warranty company. The house wasn't done during the walk through. It wasn't ready for a walk through to look for defaults. The checklist from the walk through was being started on closing day at the time we were supposed to do the final walkthrough. Unfortunately we had to be out of our apartment by the end of the week. We did another walk through after closing and still had things unfinished. A cabinet that had a leak in it was finally finished 7 days post closing. Due to the crappy development company they hired, I really struggle to recommend going with Arbor Homes. 2 stars is really for the sales person we worked with. Darly tried to stay ahead of everything to the best of his ability. As with any new build going up in mass, options are limited or come at a premium price. Only pay to upgrade the foot print of the home. Change fixtures and paint on your own.

James Burier ☆ 2/5
Jordan G

Do NOT build with Arbor. The up-charging for the simplest of items is ridiculous and does not match the quality you pay for. Also, bare in mind, everything rolls into your loan. So what may seem like a simple upgrade for $1000 (example purposes) is actually going to cost you $2500 down the stretch. Trust me, their build quality is not to the point where I would justify it. Here’s a long list of things that are continuous problems, quality control issues, and just outright laziness. 1.) Our plumbing was and is wrong. Our main water shutoff did NOT actually shutoff the house, only the kitchen to begin with. This was "fixed." However it’s not a peace of mind when a third party plumber and repair company tells you it was done cutting corners and it’s that way throughout the house. Come to find out SEVERAL neighbors, including their own quick buy home had the same issue… class action waiting to happen. We also had a leaking bathroom faucet to top all that off which has now warped my bathroom cabinet. 2.) One of the highest ticket upgrades- kitchen island countertop, is chipped. 3.) Floors are completely off, everywhere you walk you feel dips, which means the foundation wasn’t leveled properly. 4.) Nail pops, corner splitting, and cracks are ABUNDANT. While normal when the house settles, it should not be THIS bad! I’m finding what feels like a dozen nail pops or so every other week. You can fit 3 quarters in one of the cracks. Don’t get me started on the baseboards… oh and the finish in some areas is abysmal. Doors also aren’t the same color throughout the house… 5.) Our countertop backsplash wasn’t installed right and not 2 months later is already separating from the counters and the wall (how do you mess this up.) 6.) Outlets aren’t secured properly, either the wings are pushed into the drywall or when plugging items in, the outlet actually pushes into the wall. ALMOST EVERYTHING is pushed in to connect… you mean to tell me a LICENSED electrician push connected all of my outlets? Even I know why you don’t do that… look forward to most of my primary outlets burning out within 5 years. 7.) Our landscaping is awful, water runoff is abundant, seed was improperly spread and the fertilizer is just clumped in areas like an ant mound. This is just the main items. If you still choose to build please make sure you are: Onsite for every stage A month before closing go EVERY DAY Mark and call out everything you don’t like and if it can’t or won’t be fixed DO NOT sign anything. Bare in mind some issues will not appear until later and some may seem correct at first. Do NOT let them candy coat things, it’s easy to get wrapped up in "hey we found this issue for you and look how good it is" to distract you from the real problems. Ask questions… and frankly drive drive drive, It’s your home, your money.

After comparing numerous other builders in the local area, none of them got as high marks in my book as Drees. Everything from the staff, to the quality of the materials and building process, to communication and concern for me as the customer was above and beyond my expectations and what I had experienced at other builders. Highly recommend Drees Homes to anyone looking for the highest quality and customer support in their home building/buying experience.

We had a great experience with Dree's. They did everything they promised to do and then some. Building a home has it's ups and downs but, Dree's made this project the easiest of all the 3 homes we've built including a custom home. Would use them again if we ever build

My wife and I decided to build with Drees in April 2018, and we took possession of our two-story Belleville in September 2018. Byron Russell, Brett Hoover, Megan Earl, and the entire Drees Team did an amazing job walking us through the process of selection, design, build, and closing. We certainly had moments in the process where there were questions, concerns, and even a few frustrations, but the Drees Team was incredibly responsive to any and all of our questions, concerns, and frustrations we expressed. There are lots of good builders in the Westfield area, but I would put Drees up against the best of them — great experience, great people, and now — for us! — a great home that we have been thoroughly enjoying. Well done, Drees!

We built our 2nd Drees Custom Home, since we were happy with the first home and being that we had a great experience. As 2nd timers with Drees, we've experienced a great deal a change in their operations and especially with needed warranty repairs to our home. It appears that they don't want to return to the home for repairs, where they be minor or major. The customer service that we experienced the with the first build is a thing of the past. My plank flooring is currently separating and no one can even come to look at it until July. I guess they will determine to repair it at that time, causing me to miss more time from work for a vendor to then come out. DISSAPPOINTED!

Currently building with Drees, it has been by far the best experience we've had in home buying/building. The weekly updates from our builder and ease of getting in contact for questions has been so good! The design studio was so nice and offered alternatives to create exactly what we wanted! I had to leave a review because I've been so impressed at their professional take on the home buying and building experience.

Buyer beware. They are very difficult to get items correct if you close on your home before they are fixed. They will say they will fix it then ignore you.

We built our first home with Drees Indianapolis and can't recommend them enough. Truly from start to finish they were professional and made us feel like a partner in the project and not a Builder looking to make a 'sale'. If you're looking for a company that has been around for a long time, has a great reputation in the area, offers tremendous value in their base packages with the opportunity to customize to fit your needs- Drees is for you. They offer personalized meetings to help match you with a neighborhood and home layouts. Their Design Center has a range of styles that will fit your tastes, as well as, knowledgeable staff to walk through even the most 'design-challenged' people. They have in-house lending which made the close process immensely easy. Their website is a great starting point to check out offered plans with the ability to customize rooms, etc.

Silverthorne home buying experience has been a pleasure. Our Sales Manager, Eric Garritson was very involved, attentive, and responded to all questions and concerns during the homebuilding, and loan application process. David, our builder superintendent is a true professional and caring individual with a sense of urgency. Any minor issue or discrepancy reported, he was eager to take care of it on the spot. David showed up at 0600 to inspect a material discrepancy on our front sidewalk and pathway, and he had it corrected by 1100. I appreciate the sense of ownership, dedication and transparency of the homebuilding team. I highly recommend purchasing a home from Silverthorne Homes! Regards, Wilson Duman

My boyfriend and I are first time home buyers. Julie, our design center interior designer, was wonderful and a very useful asset in visualizing our choices in our future home. When we arrived, she was prepared with a printed layout of our home detailed with all of the design decisions we needed to make. Although there were things my boyfriend and I needed to deliberate on during our appointment, I never felt rushed by her. She even went as far as to search their database for in-home example pictures of our options so we could properly visualize our choices on a grand scale. We appreciate all the help we have received so far from everyone involved and are excited for the remainder of the building process.

So far, we’ve worked with Pilar, Jeff and Meredith for our Silverthorne home and we’ve had a seamless, enjoyable experience so far. This is our first home, and we didn’t get the best feeling from other builders or realtors before. With Silverthorne, we’ve felt confident and taken care of from the beginning and couldn’t be happier with the Silverthorne team. From the very first meeting with Pilar, to getting our loan pre-approved with Jeff, and now selecting our final finishes with Meredith, even first-time home owners should feel they’re in good hands with this builder. Pilar has gone above and beyond for us to ensure the home building and buying process is one we’re comfortable with. Jeff had made the pre-approval process as straightforward as possible, and Meredith helped us feel confident in our selections by providing what we needed to envision what our home will be when it’s finished. I will provide another update to this review after move-in, but thus far, we are SO excited and thankful we went with Silverthorne!

It has been the best fun working with Silverthrone Homes representatives. From the beginning they gave insight and guidance in getting our forever everything we desired. Thanks Jason for assistance. Meredith is a great design consultant she is knowledgeable about everything that everyone wants in their home nowadays and was able to get a feel for our desires in our heads and put into flow into designing elements that fit into our classic and elegant mindset into a home designed by us and for us.

I live in a custom built neighborhood. Two of my neighbors chose Silverthorne to build their home. Throughout the process of both homes I have never seen a build site so filthy. Trash and excess building materials lying all over and blowing into mine & others nicely manicured lawns. The mud that is 3 inches deep on the side walks and now in garages from the rain washing it into the road is ridiculous. Both neighbors are STILL waiting on their final grade, the building materials still left on the property, and sod to be laid. One house was finished in DECEMBER. The other in MARCH. It is mid JUNE. They were promised their final grade & yard to be laid in MAY. I would advise anyone to NEVER build with this company. They have promised to finish their yards and then have still yet to follow through. Their kind of business is unacceptable. Professionalism at its lowest.

She has been excellent through the process. Laura helped piece together our selections and show us what everything will look like. She was very knowledgeable on the different options to select from. We would highly recommend Fischer Homes to anyone looking to build in the Indy area.

If I could give zero stars, I would. If you are an African American…don't even bother going to see a home. This was the worst, most evidently racist experience I have ever had while home shopping. As soon as I walked in the door and Shawna Anderson saw me, she immediately started asking intrusive questions that had nothing to do with buying a home. But more so, how would I think I could afford it. Shawna Anderson gets a word of advice, you never know a potential sale you're missing out on by being a racist. At the end of the day, I'm very happy NOT to give this company my business. This will be reported.

I cannot say enough good things about Todd Pounds and Kathy Gutting. They made our home-buying process much smoother than we expected. Over the course of two years, we visited Todd three different times with an interest in purchasing a home. Throughout this time, he remained incredibly patient with us as we weighed our options, especially given the market conditions and interest rates. On our third visit, we had the pleasure of meeting Kathy Gutting. She showed us a home that turned out to be our last opportunity to get exactly what we wanted—a ranch-style home on the water. Todd and Kathy were a fantastic team. They were patient, thorough, and always timely with follow-ups and responses. I highly recommend Todd and Kathy for anyone looking to buy a home!

DR Horror….where all of your mold, water damage, and HVAC nightmares come true! We purchased a new construction home this year and within 90 days, water was running out of our ductwork through the ceiling onto brand new furniture. The ceiling was opened up to find mold growing in multiple places. Over 30 days later and we still have water pouring out of our ductwork without a cause determined and we are still finding mold in various places. Zero accountability from management. Super disappointing!

We had a great sales experience buying a home from D.R. Horton. Our salesman Todd Pounds worked with us every step of the way and was always available to show a home and answer questions. He was knowledgeable about the building process, home community and town we moved into. We have a beautiful home and the sales process was smooth and stress free. I recommend D.R. Horton and Todd Pounds for your home buying needs.

I’d like to give a huge shout out to Corey Wheeler, One of the sales people with DR Horton. He did a fantastic job helping one of my clients find their perfect home. It was a stressful move with them moving from out of state sight unseen, but I think he did a fantastic job and my clients were very pleased with their new home! Great job Corey!

As a realtor in the Indianapolis area, I have had many buyers purchase homes with DR Horton. They’ve all gone Well! My most recent buyers (who wrote an offer with DR Horton) had some life changing events take place after their contract was signed. Matt Wright, Angie Lusk and Dawn Henderson were very gracious in helping my buyers to move past their hurdles. I can’t thank them enough for their professionalism while maintaining compassion and keeping communication open. They may be a large corporate company, but they have picked at least 3 wonderful professionals in the Indy area to work with! Thank you Angie, Matt & Dawn!!!

This is my first time buying a home and when my realtor took me to see a home with M/I homes I was admittedly nervous and scared of the process. Once it got started I was immediately put at ease as I did not even have to ask for information and all questions were answered before I knew I even needed to ask them. Mary Ulibarri and Darrell have been a tremendous asset during the whole process. They checked in every step of the way making sure I was on track and happy once I got in the home making the process less scary and more enjoyable!! I love my house and have already recommended M/I homes to others because of the team I worked with and the quality of my home. Thank you Mary and Darrell!! Alicia Clark

Nice. Seems like they are efficient on utilities, according to the description on the website. And the property is a very pretty community… far away from many favorites, so you will definitely must have a car in excellent working condition. No grocery store in walking distance. Cozy. The perfect size for being home alone (for those who fears living alone).

Frequently asked questions about builders in Indianapolis

What types of residential construction do builders in Indianapolis typically handle?

Builders in Indianapolis cover a broad spectrum of residential construction. You’ll commonly find specialists focusing on new construction homes, custom home building, additions, renovations, and even historic home restoration. Some companies concentrate on specific housing types, like single-family homes, townhomes, or condominiums, while others have a more generalized approach. It’s crucial to identify a builder with demonstrable experience in the specific type of project you envision.

How much does a new home typically cost in Indianapolis?

The cost of a new home in Indianapolis varies considerably depending on several factors. These include the size of the home, the quality of materials chosen, the lot size, and the complexity of the design. As of late 2023, the average cost for a new single-family home ranges from approximately $300,000 to $600,000, but this is a broad estimate. Obtaining multiple detailed quotes from several builders is essential for accurately budgeting your project.

What should I consider when choosing a builder’s warranty?

The builder’s warranty is a critical aspect of any construction project. Warranties typically cover structural defects, material defects, and sometimes labor issues for a defined period, often one to two years. Carefully review the scope of the warranty, the duration, and the process for making claims. Understand what’s covered and what’s excluded to avoid potential surprises later on. A robust warranty demonstrates the builder’s confidence in their work.

What is the typical timeline for a new construction project?

The timeline for a new construction project can vary significantly, generally spanning from six to twelve months, or even longer for highly customized homes. This timeline includes design and planning, permitting, foundation construction, framing, exterior finishes, interior finishes, and final inspections. Open communication with your builder about a realistic timeline is crucial, and potential delays should be proactively addressed.

How do I check a builder's reputation and licensing?

Before hiring a builder, thoroughly check their reputation through online reviews, check with the Better Business Bureau, and solicit references from previous clients. Verify that the builder holds a valid license with the State of Indiana, as this demonstrates they have met certain requirements and standards. A builder’s licensing status can be confirmed through the State Licensing Board website.

What is a construction contract, and what should I look for?

A construction contract is a legally binding agreement outlining the terms of the project between the builder and the homeowner. It should clearly specify the scope of work, the payment schedule, the construction timeline, the materials to be used, and the warranty provisions. Engage an attorney to review the contract before signing to ensure your rights are protected. Pay close attention to clauses related to change orders.

What’s the process for obtaining building permits in Indianapolis?

The process of obtaining building permits in Indianapolis involves submitting detailed plans and specifications to the City of Indianapolis’s Development Division. The city will review the plans to ensure they comply with local building codes, zoning regulations, and environmental requirements. Your builder will typically manage this process on your behalf, but it’s essential to understand the timeframe and requirements involved.

What are some common construction pitfalls to be aware of?

Several common construction pitfalls can impact projects. These include unexpected soil conditions, material price fluctuations, labor shortages, and weather delays. A good builder will proactively identify and mitigate these risks. Careful project management and open communication are essential to minimizing potential problems.

What is a "turnkey" home, and is it right for me?

A "turnkey" home is a fully finished and ready-to-move-in home, often including appliances, fixtures, and landscaping. While appealing for convenience, turnkey homes may offer less customization options and might be slightly more expensive. Consider whether the convenience outweighs the potential for a more personalized building experience.

How do I communicate effectively with my builder throughout the project?

Effective communication is crucial for a successful construction project. Establish regular communication channels with your builder, such as weekly meetings or email updates. Document all decisions and changes in writing. Don't hesitate to ask questions and express concerns promptly. Maintaining open and honest communication can prevent misunderstandings and ensure the project stays on track.
