Abby Marshaus

We hired Heartland Builders to transform our original 1949 bathroom into something much more modern – boy, did they deliver! Leen, Hilary, Carlos and crew were highly professional from start to finish, with timely, thorough communication and helpful consultation. The team went above and beyond to deliver the bathroom we envisioned (working long hours to meet schedule), and were quick to make corrections on the few occasions that there were misunderstandings. You can tell that the team takes great pride in the work they do, and that having a high standard for quality is a priority for them. We plan to bring Heartland Builders back for future projects around our home, and highly recommend you do the same!

We had an absolutely wonderful experience working with Heartland Builders. They did an amazing job with our 1920s home helping to bring our vision to life, transforming our office and kitchen space. They were knowledgeable and hard working. The team showed a lot of integrity with their work and went above and beyond to make sure it was done right. Leen, Hilary, Carlos, and the whole team was professional and thorough. We will be using Heartland for all of our future renovation projects and I would recommend them without any reservations!

Our experience with Tony and his talented team helped us with a kitchen backsplash and a patio. Both were exceptional! The backsplash is a show piece and was constructed quickly, cleanly and with skill. Tony and his teams turned my vision of our patio extension into a dream. I will be using this group for my future projects.

We hired heartland builders for finishing our 1100 sq feet unfinished basement space. Logan from Heartland worked with us throughout out this process. They were very quick to start the process and finished it in 6 weeks end to end. They even gave us a very competitive pricing , with a high grade finish.
The workers who came to finish the job were very professional though out the process.

They gave us choices to choose from. If we were too busy, Logan would do a run down and even send pics for the choice we would like. They were very flexible with choices also if we needed anything additional. It was all so easy. I really recommend these builders. From making the drawings to delivering it awesome job throughout. They are a great team.

Newly rebuilt deck- we love it! Ruber and Enoc were very meticulous. Love the spindles and cocktail rail. Added about 2″ to the existing deck. Hillary was very good in communications, especially since the weather in December was not the best working conditions. Would definitely recommend Heartland for deck building.

I used Heartland Builders for two jobs in my house – one was general construction/remodel work and the other was to build a new deck. The guys did a fabulous job! I found the pricing competitive. Communication with Logan was great and he answered all of my questions timely and professionally.
Special shout out to Enoch who is a wonderful perfectionist! He worked on both jobs and made sure that everything was as it should be!
I will definitely be using the team again this fall!

I recently worked with Davis Homes to plan a custom build, and the experience was consistently positive from start to finish. The team listened attentively, asked thoughtful questions, and kept communication clear and timely. I appreciated the transparent pricing and the meticulous attention to detail during the design phase. The project moved smoothly, and the craftsmanship in every room reflects real care. Professionalism and responsiveness truly stood out.

Post-project support also impressed me. Davis Homes followed up after moving day to ensure every detail settled and offered practical ideas for long-term maintenance. The team’s collaborative approach helped us customize finishes that fit our lifestyle without overselling options. I felt confident recommending them to friends seeking thoughtful design, reliable schedules, and lasting value. Quality and trust are the hallmarks I would highlight when describing Davis Homes.

Our sales rep at Davis Homes named Brooke was an absolute miracle worker. She answered every question we had promptly and made sure the whole process went smoothly. She even helped us with things that she probably could have said aren’t her responsibility. She went above and beyond for us and is amazing at what she does. The people at Davis Homes work very hard for you, I highly recommend to anyone looking to build!

We worked with Brooke Sortore for our new home build and it was an amazing experience. She is very professional, friendly, fast and helpful. Even though, we knew what we were looking for, she recommended some of the options, which really made sense. She also suggested some which may not be as useful. The whole design and sales process was a joyful experience. She answered all questions and went above and beyond in helping us in designing a beautiful home. We are looking forward to an amazing building experience with Davis team.

Built with a production builder a year ago. Moved in to that home in July, 2024. Learned that the lack of windows and natural light impacted our mood. The limited options (4) were not, at the end of the day a representation of our taste and style. The 8Ft ceilings felt cramped, and although cut down on some energy costs, didn’t define a reflection on what our style paints. the neighborhood only had 4 models to select from so there was no variety whatsoever. We learned that production builders enjoy saying the word NO! Needless to say we were able to sell and walk away making some decent money.

We looked into reviews and decided to spend our time, money, and wants list with a local builder. We did a lot of online research, drove by neighborhoods and visited communities.

We reached out to Davis Homes and were connected with Brooke Sortore. We communicated effectively what we wanted, our styles, type of neighborhood we wanted to be in, and that we didn’t want to make another mistake.

Brooke was very specific upfront with questions about details about our needs, wants, and ultimately, what will our house define when we think of memories, family, and how we feel on a daily basis. Brooke asked a lot of detailed questions such as open flow versus closed off rooms, finished walkout basement or slab type, and what type of vibes represent our taste.

During all this dialogue Brooke was enthusiastic, positive with word choice, and tone was energetic! We immediately realized Brooke was taking the time to match us to a design that would match us as close to perfect as possible. Brooke explained in depth on our first call, timelines, expectations, financing, options, and most importantly, she made us agree that we enioy this journey with Davis and remember the moments we are creating are a result in their years of perfection.

We immediately felt the difference of hearing the word YES, and not NO to everything. When we had basic questions early on Brooke, had a response to us that day. We never once felt we were pushed back or waiting for responses.

We both had to step back for a moment before signing a contract and accept that this journey with Brooke and Davis was about us. Not the corporate office.

We felt like we are a member of the Davis family. Everyone at Davis from Emily in the design center, to Garrett in finance, has been positive, empowering, and making the experience customer focused.

Davis Homes and Brooke, specifically, have encouraged us to see their current builds in production and to get out and see the Davis way. We noticed a lot of differences of a production builder and local builder.

Lastly, we have seen many Davis Homes from framing, to almost complete, to complete. Their attention to detail, quality, and products is very high. Their quality and craftsmanship is evident.

Working with Brooke and Davis Homes is a life decision. We recommend reaching out to Brooke and letting her create a journey for you and your family that will give you the home of your dreams.

Our house was built in 2020. We were pushed to close before the start of the new year and before we had a full inspection. They had “reason”for why we needed to sign before New Year’s Day. We had a 15 minute walk through the day we closed and were assured the things we found wrong would be corrected even though we were closing and finalizing the sale. Hardly anything was corrected. We still have issues with our carpet coming up at the seams working weeks of moving in. And NO ONE at Davis homes or 2-10 warranty will call us!! Just recently our HVAC began leaking from the first floor in the ductwork and our ceiling and subfloor are soaking wet! Two different contractors said it is happening Because it was installed incorrectly. All of a sudden, our warranty doesn’t cover it, even though we have flyers and pamphlets showing the warranty cover ductwork. DONT BUILD WOTH DAVIS. We’ve put a lot of money into our Brand New Build to FIX things that were NOT done correctly to begin with.

I don’t like to post negative reviews, but hopefully public scrutiny will actually get us somewhere.

We purchased a brand new, never been owned by anyone else, Davis Home on February 9, 2024. Approximately 10 days after moving in, our pantry flooded and smelled like literal sh*t. It was a weekend when this happened, but we determined that several inches of standing water (that smelled like sewage) was an emergency, so we called the emergency warranty line provided by Davis. The plumber we were told to call took 2 days to get to our house, and over those 2 days repeatedly told us “the on call plumber isn’t answering his phone” like that was going to have be a good enough answer for us and he couldn’t do anything more (like come out himself). A plumber finally called the following Monday and came out after we had already determined what the issue was and he confirmed our suspicions after we had to figure stuff out on our own. Whoever Davis hired to install the pantry shelves had nailed 9 nails into the main plumbing pipe that is behind the pantry’s wall. All 3 bathrooms connect to that pipe with a half bath sharing a wall with the pantry and the master bath being directly above the pantry. So our pantry was in fact leaking sewage water all over the floor. The plumber had to cut a huge chunk of drywall out to fix the pipe and made his report to whoever he was supposed to. That was on February 19, it is now March 25, and neither Davis Holmes nor their home warranty company is working to get this fixed. When we made the initial report (after they couldn’t even find us or our house in the system because Davis never sent them our info to create the warranty account) the warranty company said that “the builder was to investigate” and would reach out to us in 21 days. We have had absolutely 0 contact from anyone at Davis to “investigate” and it has been 35 days. They each keep passing the buck to the other because neither wants to pay for it. Any calls we make tell us to “hold tight” and emails are ignored.

The last update we got was that neither would be responsible and any efforts to repair would be done as a “courtesy”. We still have no end in sight to this problem being fixed and as a result, we have boxes still throughout our kitchen storing food and other appliances that were once in the pantry.

On top of all this, our dishwasher could never finish a cycle and was stopping after 20 minutes with an error code. We called Frigidaire, per the request of the warranty company, to come look at it. The repair man came the same day as the plumber, Feb 19, and determined the cause of the error code was a leak in the dishwasher due to several large dents in the unit in the back. Since Frigidaire didn’t install the dishwasher (Davis hired someone else to install), the company doesn’t cover physical damage made by someone else. Davis and their home warranty company is also claiming they do not cover physical damage to appliances. Again, this house was purchased BRAND NEW and was a spec home for Davis in our town. Neither of these issues are our fault. We didn’t have anything to do with the building of the house or hiring of the workers, yet neither Davis nor their warranty company is accepting responsibility or working to resolve this.

Davis is beginning to market dozens of new homes they’re building in our town, and I will tell anyone who asks to steer clear of this builder. At this point, our next steps will likely be litigation. This is truly terrible customer service, or lack thereof.

*Edited to include pictures with review. The pantry has looked like this since February 19, drywall dust on the floor and all*

If my husband and I could do it all again, we wouldn’t.
Attached are photos taken UPON POSSESSION OF THE HOUSE.
Please notice the banister on the stairs has paint drips… the spindles on the staircase are poorly installed. You can tell the painters did not remove the spindles prior to staining the banister. We discussed this concern with our project manager, and no one ever came back to fix this.
Additionally, there is a hole in the drywall in our garage that also remained unfixed (see photo).
I have attached more pictures showing several imperfections of the walls. The walls of the house make it appear as if it has already been lived in. All of this was pointed out in our initial and final walkthrough.. it was not fixed.

The elevation features of our home were installed incorrectly. We asked for stained posts; right now, they are painted white. Their remedy was to *wrap the current posts* with lumber, and stain them from there. We said no. Now, we are waiting for workers to come back with the appropriate lumber and fix our porch. We are also waiting for white board and batten; currently, it’s blue. We did not ask for blue.

On top of poor craftsmanship (and the above examples are not the only issues), communication with our sales consultant became non-existent at the end of construction… however, we sat down with him at closing as if nothing we went through as customers was a concern for their organization.

We locked in our prices the last week of June 2020… we received the keys to our house on December 31, 2021. Prior to signing, please understand the terms listed in their contract. Although it makes perfect sense why a builder would have a contract like Davis Homes, please know, upon pursuing legal advice, the contract is aggressive and one-sided.

Ashley Fletcher is not personable and lacks professionalism. She is very rude… maybe she acts this way because her primary communication with customers is via email… maybe that is why she had no idea who we were although she assisted in scheduling our final closing at her office…

To conclude, the back office personnel is more concerned about profit than the wellbeing of their customers. We were on this ‘ride of a lifetime’ with Davis Homes for 18 months… sure, we built during a pandemic but that is not an excuse to completely disregard your customers’ questions and concerns. Our project manager was Corbett Sweet – great guy; in fact, if it weren’t for him or his hard work, we would have been even more disappointed with our selection to build with Davis Homes.

Surprisingly, we do understand *stuff* happens. However, it was one problem after the other with Davis Homes. We are sad this was our experience. Our house is a constant reminder that the time spent with Davis Homes was not enjoyable.

Update Apr 2022:
After 6 years of being in our Davis house, we are still dealing with unresolved items from our home inspection. Our backyard exterior door has had numerous issues with not sealing and latching shut since we moved in. During a follow up repair last year to the door issue we noticed water damage to my flooring and mold underneath the flooring from water leaking around the door. See pictures. They replaced the flooring & tried sealing the door but could not determine the cause of the leak. The door is leaking water again and now Davis says it’s a homeowners maintenance issue and said I should get a storm door. So after their numerous failed attempts of resolving a warranty issue, they are giving up and it’s now my responsibility to resolve the water leak.

We have had a really poor experience in building our Davis Home with their on your lot program. We moved in 2 years ago and we are still trying to get items resolved from our original walk through lists. Responses are very poor and require multiple follow ups. We had to be on site during the construction process at least every week to catch mistakes and took lots of photos to document issues. They also tried to charge us several times for their vendors over billing them on site costs. It’s also disappointing to see they rehired a site supervisor who was arrested for felony charges in a prior home construction business. Their prices were fairly competitive at the time we built with them but I would not recommend building with Davis Homes.

CMH was fantastic to work with. We had large projects in which we received three quotes from reputable companies. Although they were all very comparable in cost, CMH was able to provide a 3D rendering of our projects that helped us visualize our ideas.

Our basement is approximately 1100 sq/ft which we turned into a spacious bathroom, gym, media center w/electric fireplace, dinning area, dry bar, and a wet bar. Our second project was installing a gas fireplace, media center surrounding the fireplace, new flooring, coffee bar, and cabinetry work to existing cabinets.

Brandon and Tori were able to adjust the renderings and swap options on the projects as well as give us their opinion based upon their own experiences.

Once the projects began, Nick our project manager, was extremely communitive and gave us weekly updates on the schedule. At any time, I was able to call/text him with any questions or discrepancies.

Our only hang up with CMH is that it did take slightly longer than originally expected. However, quality is top notch and we wanted them to take the time needed to adhere to both theirs and ours high standards and expectations.

My wife and I would ABSOLUTELY recommend CMH to anyone!

CMH Builders, Inc. did an excellent job finishing my basement! From start to completion of the project, they were professional, responsive, prompt, and caring.

Every person from CMH/their partner companies was friendly, on-time, and took great pride in their work. It gave me a great deal of confidence knowing the people entering my home each day were true “professionals” in every sense of the word.

I also had the opportunity to interact with the owner of the company quite a bit during the project. It’s clear to see that he deeply values customer feedback and holds his team to high standards.

The communication from him and his team were top-notch throughout the entire basement remodel. I was as involved, or as hands-off, as I wanted to be every step of the way – but I always knew what was going on each week/day.

Ultimately, CMH was able to complete my basement remodel ahead of schedule and deliver a new space in my home that is exactly as I had envisioned. I am extremely satisfied and would highly recommend CMH builders to others!

Most Amazing Service. I contacted the original builder of my home because I needed a new door. I am the fourth owner of the home and had never meant this person. The phone call was made at 5:15pm on a Friday. Not only did someone answer the phone, but it was the owner AND within 20 minutes he met me at my home. The new door was handled. Excellent customer service.

May 2024: Addendum: We needed to build another office in Greenwood due to the growth of our optometry practice and we didn’t hesitate to call Shamrock when it came to our construction needs just two years after they completed our last building project. From first meeting until they handed us the keys, they were nothing but first rate. Most importantly, they have been there for the little inevitable things that happen months after construction of a large project to take care of any problems that have arisen. I would recommend Shamrock for commercial construction without reservation.

We can’t say enough good things about the professionalism of Shamrock during the construction of our new Geist location office building. From the start, they have been extremely responsive and aggressive in assuring our satisfaction. There has been excellent communication from the beginning of our project through the end. They don’t make excuses but they have powered through some tough times despite the COVID19 crisis and are finishing our project on time and on budget. It would not be possible for me to more strongly recommend them as a builder. My only hope is that we are successful enough to need their services again.

I will never build with Silverthorne again or suggest it to anyone. The problems never end and don’t get fixed. Not just little issues… uneven walls/ no 90 degree corners (when mentioned at final walkthrough, our build manager actually USED HIS SHOULDER TO TRY AND MOVE THE WALL), chipped and dented cabinets, upgraded countertops chipped and stained, windows that don’t open, huge chunks taken out of bathtubs, kitchen island and countertop uneven and doesn’t line up with floor, level 3 upgraded appliances scratched, seeded the backyard in the middle of winter (it all died before it had the opportunity to germinate), and probably the worst is nails protruding out 1/4 of an inch or more on all carpet and on every stair and all perimeters of rooms (I actually got cut/ poked on our final walkthrough and bled… was told that’s normal by our build manager to have nails sticking out. We even upgraded carpet and carpet pads. The company that supplies the carpet and tile came out to fix the sloping fireplace tile (another cosmetic issue), and actually called out Silverthorne and said they purchase the cheapest carpets possible and don’t care that nails are exposed. We have kids and animals so we spent over 4 hours hammering down the nails on the staircases to prevent more injuries. We continue to get cut from nails sticking out on perimeters of rooms). The list is endless and nothing gets fixed. We have lived here for 6 months now, and we have never regretted a purchase more.
Beyond the actual building process and the house, Silverthorne has hired a management company, Indy AMI, to be in charge of the HOA for now until the neighborhood is more established. That HOA has let two houses in the neighborhood have wood fences (an apparent mistake on their part) and will not let anyone else have a wood fence. The community manager with the HOA told us over the phone and email that wood fences are allowed, but suddenly that is not the case anymore.
I would never suggest working with Silverthorne and would only suggest to live at Haven Ponds in McCordsville if you’d like to be treated unfairly and different than your neighbors that pay the same HOA fees. Beyond dissatisfied.

We closed on our home November 26th 2024 and we have a ton of regret with going with Silverthorne to build our home. We have freezing cold air coming in the perimeter outlets, we had an outlet catch fire because they didn’t install it correctly, the water softener lines are ran incorrectly with no P-trap, and our furnace is horribly undersized. Cracks in every single room already. If I could return the house, I would!

Do yourself a favor and DON’T build with Silverthorne!

The only issues is that the water spickets are on the sides of the house. Most plants are in the back and front of a house. Why would you put those spickets so far away. More of a selection needed for outside brick or stone. Meredith was awesome to work with on picking out interior and exterior designs. She was very helpful in putting color schemes together. Only other issues is that if you have to cancel and appt they schedule you another month out and not work with you in trying to get in sooner. Other than that everything else is good so far!

I live in a custom built neighborhood. Two of my neighbors chose Silverthorne to build their home. Throughout the process of both homes I have never seen a build site so filthy. Trash and excess building materials lying all over and blowing into mine & others nicely manicured lawns. The mud that is 3 inches deep on the side walks and now in garages from the rain washing it into the road is ridiculous. Both neighbors are STILL waiting on their final grade, the building materials still left on the property, and sod to be laid. One house was finished in DECEMBER. The other in MARCH. It is mid JUNE. They were promised their final grade & yard to be laid in MAY. I would advise anyone to NEVER build with this company. They have promised to finish their yards and then have still yet to follow through. Their kind of business is unacceptable. Professionalism at its lowest.

E-Builders and Construction did an amazing job on our home project. They replaced a window with a large sliding door, and the results were absolutely flawless. From the framing and brickwork to the drywall and trim, every detail was completed to the highest standard.

Their communication throughout the process was excellent—clear, responsive, and professional. On top of that, their pricing was very competitive compared to other quotes we received.

We couldn’t be happier with the finished product and would highly recommend E-Builders and Construction to anyone looking for quality workmanship and reliable service.

I would recommend Taylor homes to anybody who’s looking to do a home build. All their team is great they’re easy to work with they’re down to earth they speak to you as a person not as a number. The things that sold me on Taylor homes was they all have an encapsulated crawl space and all their homes are brick. I also love how you can actually modify the house to what you want in the early stages and most Builders will not allow us to do that. Taylor homes also offers a lot of upgrades that we did not take advantage of only because we just wanted a simple house. We love the floor plan because there are so many to choose from that they offer.
We love the new home and can’t wait to spent the rest of our lives in it.

Just wanted to dash off a quick note about how satisfied my wife and I are with the house you built for us in 2016. After living in the home for almost 9 years, we continue to appreciate the high-quality of construction , the thorough planning that went into the design and the meticulous quality control procedures that Taylor Homes utilized during the construction of our home. The level of communication both during the construction, and after the completion with every Taylor point of contact has been excellent. We lived out of the area during the entire construction process, but felt very involved due to the daily progress reports we received from our superintendent. To date, we have not encountered any problems whatsoever.
Thank you, Taylor Homes team

Our project supervisor, Derik, from Taylor Homes was exceptional in completing our home in Indianapolis. The city of Indianapolis threw up every possible roadblock in the course of construction, but Derik and Taylor Homes pushed through them and completed the house. The finished product was excellent. We relied heavily on Derik’s advice and insights regarding details such as the position of the A/C unit on the outside of the home. Furthermore, when the electricians installed a water heater in what we thought was a non-optimal position, Derik and Taylor Homes were supportive and flexible, quickly changing the installation at no additional cost.

When my husband and I first bought our property, we had dreams to build a barndominum on our property. We didn’t realize how hard it was going to be to find someone to build our barndo in our area, without an outrageous quote.
To be honest, we were really reluctant, and discouraged when we started looking for builders to build a traditional home for us. We could only find three builders in our rural area, and after two terrible visits with other builders, we almost didn’t even go to check out Taylor Homes. I’m SO thankful that we did.
We walked in to the Indianapolis show home, and we were greeted by Miss Beth. What a ray of sunshine! After a fabulous time working with Beth, looking through options, and floor plans. She answered many questions, and gave us so much information. We left that day feeling SO encouraged, and knew Taylor Homes was it for us!
We continued to work with Miss Stephanie, who spent SO much time with us, on multiple occasions going through tedious options and plans. She literally made our floor plan exactly how we wanted with scissors and glue. That woman is fierce with those scissors and glue!
We continued to work with Miss Eva, and Rob.
Sweet Eva was a lifesaver. She helped me through the process of getting permits, and everything we needed with our county to get released for construction. We went through our blue prints with Rob, then we were released for construction, to work with our foreman, Matt.
Everyone we have worked with has always been so great about communicating. Anytime I ever called or emailed, I would always get an answer right back.
Our foreman Matt always had a constant line of communications. It didn’t matter if it was day or night, we always felt welcomed to ask any questions or concerns. We lived over an hour away from where our home was being built. Matt was always sending us pictures and updates. If we ever needed anything done at the property, he was always willing to run over to our property. He always made us feel like #1 priority, even with other jobs he had going on. Matt is seriously the man!
We moved in July 1st, and Matt has still been in contact to make sure things are still going well!

I would 10,000% recommend anyone wanting to build, to build with Taylor!
Our home is absolutely gorgeous. Our framing went up on March 21st, and we moved in July 1st. There were so many options with Taylor, and so many gorgeous standard features. Most all of the options I wanted with other builders were extra charge upgrades. With Taylor, they were standard options!

I have absolutely loved everyone we have worked with, and I know there are more people behind the scenes we never even met, and we are so thankful to them as well.
Thank you Taylor for building our dream home! It’s even better than we ever imagined!

November 13, 2019

Good afternoon,
I am writing this letter of recommendation in regards to our home building process with Taylor Homes.
My husband and I began this process in April with Stephanie Kimble, New Home Sales Consultant, at your model on Cold Spring Rd. in Indianapolis. Stephanie was very accommodating and patient with us as we selected all of our options. She was very knowledgeable and ensured all of our questions were answered.
We continued our journey with Robert Green, Superintendent, on our property. Robert was helpful with letting us know what steps we needed to take to get our land ready for construction. He stayed in contact with us through each phase and informed us if any changes needed to be made in a timely manner.
We were then introduced to Anthony Lambert, Superintendent, who stepped in to assist Robert with his current workload. Anthony did not hesitate to jump right in and assure us that things were running smoothly and he would be there to answer any questions we had. From that point on we had contact at least once every couple of days. He was very hands on and made several trips to the home to make sure things were being done correctly. We made phone calls and sent texts to him after business hours and he always followed up with us in a timely manner. If something was wrong, he took care of it. We feel he went above and beyond and are very grateful for his can-do attitude!
We are now only 2 days away from getting the keys to our dream home and it is everything we imagined it would be. I would recommend Taylor Homes to anyone looking for a good quality brick home built on your own land!

This is an update to my original review
just completed the mechanical/pre-drywall inspection.

I have had zero problems. My Builder has always been quick to communicate, to the point where he points out When he has issues. There’s no project in the world that goes forward without something Going a little sideways, but so far, there’s been no actual issues. Both inspectors pulled me off the side to say they were impressed with the quality of the build, and the lack of issues that they found. Frankly, inspectors have to find something. That’s their job. But everything they found was minor, things that could be fixed In a matter of hours.

The bill process has proceeded significantly faster than I thought it would. So that’s been exciting.

So this will be my second review, in the middle of the process, still giving them five stars and finding them excellent to work with.

UPDATE – 2/20/25
Our home is almost complete now and the experience has been so positive. Our Schumacher Builder/construction manager changed to Todd early on, an incredibly professional and competent expert who has been amazing to work with. Truly Todd has exceeded our expectations and been fantastic at every turn. We feel SO lucky to be working with him and to have that peace of mind and trust. I Had a great time with Schumacher.

It’s important to know, that I am not the easiest customer. I’ve been going back-and-forth with different builders, Being a pain in the butt about particular Questions.

Instead of reacting with Impatience or indifference, The Schumacher team has, at each step, gone out of their way to address my concerns. They have taken time to to show me specifics, discussed improvement ideas on particular plans – both from a practical, and cosmetic standpoint.

And interestingly, the staff feels like friends. People who are genuinely interested not just from a commercial Relationship, but personally.

This is the beginning. We’ve signed the build contract and I’m in the process of the loan and Financing.

It’s been great. I will update this as I go.

My consultant was Connie, my GM Is Bryan, my coordinator is Dorothy and my builder is Kyle. I’m working out of the Indianapolis office. If you can, ask for them by name. They are really great people

Catalog of services offered by builders in Indianapolis

Contract drafting and review for construction projects

A civil attorney can provide comprehensive contract drafting and review for construction projects in Indianapolis. This includes aligning agreements with AIA and ConsensusDocs standards, detailing scope of work, delivery milestones, and payment terms. They emphasize risk allocation through clear provisions on change orders, delays, and force majeure, so parties understand their rights and obligations. The attorney also ensures that warranty terms, terminate clauses, and dispute resolution provisions are robust and enforceable. Thorough contract documentation reduces ambiguity and supports effective project governance from start to finish.

Construction disputes, litigation, and alternative dispute resolution

A civil attorney can guide dispute management for construction matters by offering early risk assessment and a structured plan for resolution. They may pursue mediation or arbitration to achieve faster, cost-effective outcomes, while reserving the option of litigation for unresolved disputes. Their work includes documenting claims, coordinating with experts for delay analyses, and presenting evidence on damages, breach of contract, or defective work. They also help safeguard project momentum by advising on alternate dispute resolution strategies tailored to Indiana law and local courts.

Mechanic's liens, bond claims, and payment recovery

For construction payments, a civil attorney specializes in mechanic's liens and bond claims to protect the right to payment. They guide clients through notice and filing deadlines, perfection of liens, and the prioritization of claims, as well as pursuing liens waivers and releases to resolve outstanding balances. When disputes arise, they design enforcement strategies that may involve lien releases, bond kickouts, or court action to recover owed funds. The attorney also helps manage risk by ensuring all parties meet statutory requirements for timely and compliant claims in Indiana.

Permits, zoning, and land use compliance

Civil counsel supports builders by handling permits and inspections, and navigating zoning and land use issues. They review regulatory requirements to prevent delays, including variances, special use permits, and compliance with local ordinances. Their guidance extends to environmental and sustainability considerations, ensuring projects align with applicable codes and building standards. They also assist in resolving conflicts with authorities and neighbors that could impact timelines or project scope.

Risk management, insurance, and safety compliance

A civil attorney assists with risk assessment and risk transfer strategies for construction projects. They outline appropriate insurance coverage, including general liability and builder's risk policies, and advise on coverage gaps. They help interpret and negotiate insurance claims related to construction delays, property damage, or injuries, and ensure adherence to safety regulations such as OSHA standards. This legal support supports safer operations and clearer remediation plans when incidents occur.

Real estate development, financing, and regulatory approvals

Civil attorneys assist with due diligence and the preparation of financing documents for development projects in Indianapolis. They coordinate with lenders, title companies, and surveyors to secure clean title, appropriate encumbrance releases, and accurate closing documentation. They also navigate regulatory approvals, environmental reviews, and land use consents, ensuring compliance from land acquisition through occupancy. Their role includes advising on master-planned communities and complex development agreements that govern long-term project obligations.

Subcontractor and workforce agreements, labor compliance

Builders rely on a network of subcontractors, and civil counsel can structure subcontractor contracts to clearly delineate scope, payment, and performance standards. They address labor compliance concerns, including wage and hour laws, safety requirements, and contractor licensing. By implementing robust prequalification processes, they reduce risk related to credentialing and quality. Their guidance supports fair relations among parties, minimizing disruptions due to disputes over scope, change orders, or payments.

Construction project closings, warranties, and post-construction claims

As projects near completion, civil attorneys assist with final closings, including lien waiver management and securing a certificate of occupancy. They help evaluate warranty claims, conduct defect investigations, and coordinate with manufacturers or contractors to resolve issues promptly. Their role includes documenting post-construction disputes and ensuring that applicable warranties, remedies, and timelines are clearly defined, preserving long-term project value and reducing the risk of future litigation.

Frequently asked questions about builders in Indianapolis

What types of projects do builders in Indianapolis typically handle?

Builders in Indianapolis work on a broad range of projects, including custom homes, new home builds, remodels, and additions. They also undertake commercial construction and multi-family developments, as well as design-build and construction management arrangements. Clients should understand the typical phases, such as design, budgeting, permitting, and ongoing project management. It is important to verify the builder’s experience with the local climate, soil conditions, and Marion County or city regulations. This helps ensure that timelines, costs, and quality align with expectations throughout the project.

How can I verify a builder's credentials in Indianapolis?

To verify credentials, check for any applicable license or registration for the builder or general contractor, along with evidence of insurance such as general liability and workers’ compensation. Request a list of references and review a portfolio of past work that resembles your project. Look for bonding if the project size or contract requires it, and confirm that the firm adheres to industry standards and local code requirements. It can also be helpful to check for any consumer complaints or discipline records with the state or local licensing authority. A transparent contractor will provide documentation willingly and answer questions about their team and subcontractors.

What should I expect in the construction timeline?

The construction timeline typically includes design and permit approval, site preparation, foundation, framing, mechanical rough-ins, enclosures, interior finishes, and final inspections. Builders provide a schedule with milestones and progress updates, and some projects use a phased payment plan aligned with completions. Weather, supply chain delays, and change orders can add time, so a reasonable buffer is common. Regular communication helps manage expectations and reduces surprises during each stage. A well-documented timeline helps both sides track progress and plan for inspections and handover.

How are costs estimated and managed?

Costs are typically outlined in a written estimate that includes the scope of work, materials, and any allowances for items not yet selected. Most builders discuss a contingency for unexpected issues and present a change order process to handle modifications to the plan. Payment schedules often align with completed milestones or draws, and a fixed-price, cost-plus, or time and materials approach may be used depending on the project. It’s wise to review how cost overruns are handled and whether there are caps on certain expenses. Clear documentation helps prevent disputes over charges or scope changes.

What are typical contract types used by builders?

Common contract types include lump sum or fixed-price contracts, cost-plus contracts, and time and materials contracts. Some projects use a design-build arrangement where design and construction are integrated under one contract, which can simplify communication. A hybrid may combine elements of these approaches to fit a client’s needs. Regardless of type, it is important to have a clear scope, change order procedures, and a detailed payment schedule. Reading and understanding the terms helps protect both the builder and the client throughout the project.

What warranties do builders offer for new homes in Indianapolis?

Most new homes come with a builder warranty that covers different timeframes for various components. A common structure includes one year for workmanship and materials, two years for major mechanical systems (such as plumbing and electrical), and ten years for structural defects. Some builders provide additional coverage for specific items like windows, roofing, or systems, and warranty terms may transfer to new owners. It is important to obtain a written warranty document that explains what is covered, the process for making a claim, and any maintenance responsibilities. Always review the warranty with a fine-tooth comb to understand exclusions and required upkeep.

How can I check quality and workmanship during construction?

Quality checks involve regular site visits, review of construction drawings, and verification that building codes and inspections are being followed. Request progress photos and a quality control plan from the builder, including materials specifications and subcontractor qualifications. Look for adherence to shop drawings, approved submittals, and correct installation methods for critical systems. A proactive builder will welcome questions about materials, finish quality, and any concerns you notice during construction. Documenting issues promptly helps ensure they are addressed before completion.

What questions should I ask a builder before hiring them?

Before hiring, ask about the builder’s experience with projects like yours, their licensing and insurance status, and references from recent clients. Inquire about their project team, subcontractors, and how they manage timeline and cost control. Discuss the change order policy, the expected payment schedule, and how variations to the scope are handled. Clarify who will be the point of contact, how often you’ll receive updates, and what happens if delays occur. Finally, ask about the builder’s approach to sustainability and energy efficiency features.

How does a builder obtain permits and handle inspections in Indianapolis?

Builders navigate the permit process through the city building department or county authority, submitting plans for plan review and ensuring compliance with Indiana codes and local amendments. They coordinate with the authorities to schedule inspections at key milestones, such as framing, insulation, and final occupancy. Timely permit approvals and successful inspections help prevent delays, and a responsible builder will track deadlines and provide you with inspection notices and results. It is beneficial to confirm who handles the permit paperwork and how the dates will be communicated to you during the project.

What should I do if there are delays or disputes?

If delays or disputes arise, document all communications and review the contract terms related to timelines and remedies. Communicate promptly with the builder to understand the cause and to agree on a plan to address the issue. Many projects are resolved through mediation or arbitration as outlined in the contract, which can avoid costly litigation. Maintain a clear paper trail of notices, change orders, and approved schedule adjustments. Proactive collaboration and a well-drafted contract are the best defenses against extended delays or misunderstandings.
