I was actually extremely disheartened with my interaction with Wilmoth group. I recently applied for one of their properties. It has been listed for well over 6 months and is honestly in a really crappy area of town, but I’m a young single mom so you take what you can get. I make well over the minimum requirement to afford the house, and my credit score, although not anything to write home about, isn’t awful either. I was rejected with no further information. Assuming it was about my credit score (that’s literally the only thing that makes sense) I reached out to them asking if I could provide a co-signer. I let them know that I do have the money available for first months rent and deposit fees and am prepared to move in ASAP. Their response was a simple “we will not be moving forward”. I tried again, as I do truly need somewhere to go, and asked if they could let me know specifically what they were having issues with and if there was something I could do to be eligible for reconsideration. Again, just a simple response telling me that they wont move forward with the application and a link to see my credit report. The lack of communication is my core issue. I understand that as a much younger applicant, most companies write me off as irresponsible. I look forward to finding a company that is able to work with me and that I can actually speak with. This just isn’t that company.

The Wilmoth group managed a rental property for me for years with no issue. Tenant concerns and property fixes were taken care of promptly. I recently sold that property with Max and was extremely happy with the sales price and minimal time it spent on the market. Highly recommend them for all real estate needs!

I have recently used Willmoth Group’s services for managing my property and my experience has been pretty great so far. They are very professional in their approach and the whole tenant finding and leasing process was very smooth. However, they can do a better job at keeping the owners informed of any maintenance activities they perform at the property. It could also be a little difficult to get in touch with them at times.

My family and I live around the Lebanon high school and there is Millerwood apartments managed by Wilmoth Group. They have tenants living in an apartment facing the tennis courts at the high school (who also have a punching bag hanging outside). These tenants also have two 70 plus pound dogs. One of the dogs is anlways unrestrained by a leash or tether; instead, the tenant decides to use an e-collar with remote as a leash. Essentially, if the dog walks too far away from him (sometimes six feet, eight feet, ten feet or more) he zaps him using the remote and the dog is supposed to know what that means. This man also uses this method to walk his dog throughout town, the park and the school. He and his female partner will also shout obscenities at the dog if the dog doesn’t properly read their minds as to how far it should be away from them. More than once, I have witnessed the dog run aggressively at adults and children. The police and local neighborhood groups have been made aware of this. Maybe eventually Wilmoth will receive a notice about this public nuisance. If something happens to one of my kids or my dogs, I will be seeking damages from Wilmoth group for not enforcing their 20lb pet policies (see screenshot from their website).

I would give no stars, if it was possible. My family and I came into office to sign the lease & Erica opened door and greeted us as who are you? (Knowing I already paid prior & told directly we would be in to sign the lease first in morning) Than my family and I Went in and she hurried locked door behind us stating bad neighborhood. We sit down and wait over an hour. Erica Bravo did not have leases ready knowing the night before we were coming. I am deaf and brought my family and an interpreter with me which interpreter addressed Erica to let her know who she is and who everyone was. We had to wait and wait and wait and had my grandson with us that’ just turned 2 & anyone that has a 2 year old knows they can not sit still for an hour, hour in a half while waiting for Erica Bravo to prepare the leases. Erica Bravo got in my face and pointing at lease knowing I had an interpreter & kept pointing at lease and would not let me read the lease. Then Erica reprimanded my two year old grandson & my daughter got up set and was crying and Erica would not unlock the door to let my daughter to go outside. Then Erica would not let interpreter do her job and gotten snappy with my interpreter while still in my face. She was very unprofessional as from start she did not have leases ready day before so we could have read and been in and out of an office that’s in a bad neighborhood. Very unprofessional. I would not recommend and if you have kids or family, she will attack each one verbally as verbally abusive. She did and would not apologize for her rude, aggressive , unprofessional behavior. She was not prepared and did not listen to interpreter and terrible to my family. I would not recommend her and not recommend this company as long as she works there. I have requested an apology from her to myself and family and she has not. I will finish my lease and than definitely will never do business with this company as long as she is there. I requested my contract be given to a professional co worker in the office and she has not. She expected me to pay for renters insurance through their company without any information. My two eldest children she did not give leases to when they are to be on and I paid 75.00 each application fee.Sloppy, lazy unprofessional and rude, unprofessional and attackful , aggressive ,and an angry, rudest person myself and family ever met. If she would have done her job and had leases prepared It would have made signing a lot easier but she did not. I do not recommend this company as long as Erica Bravo is considered a leasing agent.

My review is quite different. But I read some of the reviews, because I feel something is off and needed to get confirmation. I went to go look at a property and it definitely has potential but I’m sure the management team are unaware of the properties upkeep. There were a few things that needed to be taking care of internal and externally and are violations not to have them done. I had questions about them and after I spoke with someone I’m assuming that was over that property he told me they would send out a review or something like that, that I could list these concerns and they did. And I listed them but have yet to hear back from anyone. I had some other questions about the application process before submitting any money for the applications because I’ve been burned before and was proceeding with caution. The communication was off and the only answer I kept getting was that’s up to the discretion of the property manager and that to me was another red flag. You don’t purchase a car from someone or a dealership without first taking it for a test drive nor do you place a down payment if you discover things are wrong after you drive it. Wouldn’t you have questions about them and expect an answer before dropping any money.? I’ve learned not to move in anywhere that already has problems because in most cases how you start will be the same process of how it will be in the beginning, middle and end. So I’m not here to bash but offer some advice on good business practice and that is to have direct communication with potential clients/customers/tenants etc. because when you don’t you will miss out on a good one. Be blessed and I pray that you all at City take these reviews to heart good and not so good. If the quality is there people will want to post a great review verses ones that will hurt your company in the long run. Please make some changes to your communication ethics because people that can’t answer questions and only tell you what they think they know are also hurting your potential tenants. Be blessed.

In response. To City. Would you or anyone else spend money on uncertainty? Making they home has several things wrong that needs to be attended to, the storage shed was full of trash, the washer hookup in the kitchen, there was broken mirror in the 1/2 bath, the fence looked like it’s been hit by a car because of the busy street is by, the gutters had quite a bit of leaves, the sink in the 1/2 bath needed to be replaced, the fire place needed to be cleaned even though it’s gas it needed to be cleared up. Did not see any smoke detectors or a fire extinguisher, so these are the things that were in settling before I was going to pay any application fee outside of what you posted about my sister. That was not the main issue it was the things that needed to be repaired before I kept being told to apply. Why would anyone do that with out knowing if repairs were going to be fixed, you wanted me to spend money without showing to the proper person or persons to find out because you could not give me any other answers again would you do that?

Flew out here to view properties. Look at 6 in total and this is what was discovered.

No property actually had locks or anything to over where the door handle and locks would be – leaving it open for insects to get in and do damage.

2. 316 S Morton – listed as a grade 2. Neighbor stopped us to tell us that the previous people had the roof fall on them while sleeping. Inside smelled like urine, uneven floors, ply wood put up to hide the whole.
3.1512 Pearl S – busted windows, urine smell, no electrical (ripped from the wall) and no yard for $85k? Maybe 5k.
4. 1630 Raible – okay but needs a lot of work.

On Friday July 12th 2024 I called and inquired about a listed property in Greenfield IN I wanted to look at. I was told to text my ID to a specific number that was provided to me and I would be provided a code for a door lock on the home. I was also told I had 24 hours with this code to enter the property so I could view it. I went on Saturday July 13th of a morning and drove over an hour to see the property. Once my husband and I arrived. The home had squatters inside of it. Upstairs windows open, back door open and two vehicles parked in the drive way. I immediately called Rainbow Realty and immediately reported it while I was still at the property. I then contacted the number I had sent my ID to in order to view the home. I provided them with information pertaining to the home and the squatters. As expected. I got absolutely no response. The gentleman I spoke to at the Rainbow Realty office took my information and said he would notify the police and the Rainbow Realty maintenance man. I don’t understand how a realtor can not maintain their properties and allow such things to happen. Waste of gas and my time. As well as being an absolute horrible experience. I will continue with Zillow for my country home search from this point on. Lesson learned. Rainbow Realty is not a trusted realtor and I most definitely will not be buying a home at all from them now‼️ 0 stars!!

This company will sell on contract with just anybody. This is an upated review. These are pictures of the back of the kind of people they “sell” to. Sad…The neighbors that we have been cursed with forged paystubs to get approved, meaning Rainbow Realty does NOT verify employment nor do they do criminal background checks before approving people. In return the whole neighborhood has been cursed with tenants who disturb our peace with raging alcoholic and literally tears the walls down, busting out windows etc. In 1 week there were 9 police calls to the address of tenants. Numerous calls to 911 were made and also Numerous calls to Rainbow Realty including a call from impd. The other night the same happened, the raging alcoholic tearing up the house, outside screaming and cussing at the top of his lungs. Police was there 2 times in less than 1 hour. Upon contacting Rainbow, they simply say there is nothing they can do about the problem. Next step is filing a civil complaint with the city against the Realty company. Bottom line is criminal background checks and employment verification needs to be a must. I sure hope Noone else has to deal with unruly neighbors like us because here is literally NO peace here.

Grade #1 is usually one of the best properties.
Grade #9 is usually one of the worst properties. This is the grade system. The home we viewed was a 2.

The floor was collapsed in the kitchen, they patched the holes in the walls with blue painters tape then painted over it. We saw photos of the home 19 months prior it was in decent shape.

They don’t care about squatters in homes.
I drove 17 hours to view the homes, now I am driving 17 hours to move back.

If you want a slumlord, send it bud.

I also have not bought from them yet, but I have viewed several different cheap properties, and the website and people are VERY transparent.
They rate the house from 1-9 and explain what each rating means. Even a 2 means will need some work to be inhabitable. They’re very clear that these houses will never be move in ready but they’re a decent opportunity for someone to put in the work if credit and rental history is a problem. They even make you do a walk through and suggest you bring an inspector and you sign off on what’s wrong with it.
These comments about the conditions of the houses on payment are laughable.

She kept me informed throughout the process and arranged for me to close on the Indianapolis property from my home in Florida which significantly reduced my stress because I am disabled, and it is difficult for me to travel. Scott and tevis were very professional. The process was quick and painless. They advised we wave inspection to get the bid on our house and we got it. We ended up paying 40g to get it the way we wanted but the wife loves the home. My only advice is if you don’t have the money for repair get inspection but that’s it. Scott sold our home in less than 8 hours and we closed our house and the other within 3 hours. Both were very nice we would recommend them both.

Let me start by saying that I was skeptical about selling my house this way. I wondered if everything was legit and on the up and up. Now that I have sold my house to BenBuysIndyhouses, I can honestly say that I am impressed with this company. Starting with the intact process with Ruby, Craig coming out to see the house and give me a fair price and sending me a contract to approve, Karly stepping in and providing next steps and staying in touch throughout the rest of the process through closing. Alex and a team came out to also review the house and we were off and moving. Karly eventually reached out and setup a closing date and time with the Title. Closing date was the exact closing date that was discussed with Craig. All if all, the process took less than 30 days from start to finish. Walked out with a check and everyone is happy.
If you are considering selling your home with no hassle, no closing costs, no repairs, I suggest you at least give this company a call. You have nothing to lose. I will also say that I was offered a little more money by another company but for some reason I trusted this company more.
