We had an excellent stay at Prairie Guest House. The room was super clean, comfortable and quiet. Our breakfasts were well done and outstanding. John is a very friendly and welcoming host. The location is close to Carmel, which has several great restaurant options. We highly recommend Josephine, with a French inspired menu.

We hosted my daughter’s Sweet 16 birthday at Prairie Guest House and it could not have been more perfect! The room was beautiful and our guests were impressed by the charm of the space. The staff were so kind, attentive and willing to help with whatever I needed. It was truly a memorable experience!

We absolutely enjoyed our stay here! Everything is so clean and we felt 100% comfortable!! Karen and John are so kind and hospitable. John spoiled us with the most delicious breakfast! Great location! We will be back for sure! We love the Prairie Guest House!

This is a great little B&B in a quiet area. The rooms are a fun step back in time! The owners, Karen and John, are delightful. The grounds are quite beautiful. Breakfast was delicious and varied day-to-day.
The one and only suggestion we have is that the beds need to be updated to foam mattresses. The springs in our bed were worn and the bed felt a little lumpy because of it. However, this would certainly not prevent us from choosing the Prairie Guest House again, in fact we look forward to visiting again!

Every summer, my best friends and I stay at Prairie Guest House. We stay the weekend that Dave Matthews is playing at Deer Creek. (Rouff Music Center) Talk about a magical weekend and it all starts with our stay here! There’s something uniquely charming about staying at Prairie! It starts when you’re pulling up the drive. The grounds are picturesque. Like you’re stepping into a movie. The guest house is cozy and inviting. It is well kept and clean. The beds are comfortable and the rooms are spacious. You almost forget that you are staying at a B&B because you feel so comfortable and welcome. The owner, John is friendly and makes the most delicious home-cooked breakfasts! I appreciate that they accommodate dietary restrictions and sensitivities. The best part of breakfast in the main house is you may see Fiona, their cat.
This place is special and unforgettable. It will be a part of my Dave weekend for as long as they’re around!

The farmhouse was occupied by my family for Labor Day weekend which is located within 2 miles of my home. The convenience for using my home to host meals and launch forays to attractions, shopping was great and reduced commutes. They raved about the the comfort, hospitality, and attractiveness of the accommodations.

Prairie Guest House is a lovely little bed & breakfast tucked away in Fishers, Indiana. The exterior is surrounded by lush landscaping. As we walked inside, I immediately noticed the beautiful decor. The room was lovely & the en suite bath was a nice size. The place was quiet and peaceful on a Thursday evening. Breakfast the next morning was delicious. I will definitely stay here again!

Helpful & Friendly staff, beautiful property, and parking! We stayed in the Carriage House and it was perfect for what we needed. We were in town for the WNBA All Star Game, but plan to come back to Indy to visit; Stone Soup Inn will be our first choice for a place to stay when we return. Thank you for an excellent weekend and great hospitality!

I stayed one night with my partner in the Lily room. The workers made sure to let us know that if we needed anything we can let them know and they will help us promptly. The room was very cozy, the entire house felt cozy honestly. I recommend this over a hotel any day if you would prefer a more relaxed stay. The breakfast was interesting because it was like a sit down family meal style with the other guests. If I was more outgoing im sure I would’ve loved it more but I tend to keep to myself especially in the morning shortly after waking up. The house is beautiful and has plenty of character.

Our visit couldn’t have been better! Our room had a wardrobe for hanging clothes, a luggage holder, ironing board and iron, hair dryer, soap, shampoo, conditioner. Continental Breakfast was a pleasant surprise; muffins, three kinds of juice, oranges, bananas, apples AND strawberries, blackberries and grapes. Three kinds of cereal and nuts, raisins to add if you want. Hard boiled eggs, Chobani yogurt and milk, coffee and tea. All of the staff were friendly! The house is old, and furnishings are antiques-which we love! Parking is FREE! We will be back for sure.

We were going to stay at a downtown hotel, but instead decided to spend a couple of nights at a B&B instead. It was a great decision. This facility is convenient to all areas of town. It’s quiet, rooms were clean, and the breakfasts were wonderful. Snacks and beverages available 24-7 in abundance and there’s an extraordinary selection of DVDs and VHS tapes (remember those?) and players in each room for viewing. Parking is free and convenient. Decor is Victorian and a if you don’t like that style you might feel it’s a bit over the top. But if that’s a negative, it’s the only negative from my perspective.

We were in town for the Mecum Auction. It was a great location. Breakfast was wonderful each morning with fresh home made banananut bread and omelets. Gary also had fresh baked goods waiting for us each day when we returned from the auction. We will definitely stay here again

This was our first time staying in a bed and breakfast and I have to say it exceeded our expectations. Gary went over and above making sure we had everything we needed. What a classy host! Gary is a standing-ovation type of guy. My husband and I stayed at Old Northside for 5 days/4 nights while attending the Catholic National Eucharistic Congress and couldn’t have been more delighted with our stay. We lacked for nothing. The B&B has fascinating decor throughout, the Hollywood themed room was uniquely designed, the breakfasts each morning had a satisfying variety of fresh food and drink options, and everything was clean and well-maintained. Snacks, fresh linens daily, and flexible check-in times were all lovely gestures. Our host was intelligent, attentive, and professional. This B&B is the complete package and we’ll definitely return the next time when visiting Indianapolis! Thank you for a wonderful experience!!

Absolutely loved staying here for a few nights while in town for a concert! Gary is such a wonderful host and is so much fun to talk to. Really close to downtown, and the rooms are incredibly comfortable and charming!

I spent five nights here while attending the National Eucharistic Congress at the Indiana Convention Center and Lucas Oil Stadium. What a great stay it was! The owner, Gary, was a perfect host. The breakfasts were outstanding, the conversations great, the room very comfortable, and the homebaked cookies better than anything you could get anywhere. The 1885 house is a real charming place to stay and is located in an historic neighborhood among beautiful old homes that are lovingly cared for by the owners. Forget the chain hotels in downtown Indy and stay at the Old Northside Inn when coming to this wonderful city.

I booked two nights as I was in town alone and it was recommended. I had to leave early as, despite being exhausted with jet lag, I only got about five hours sleep because the aircon generator was so loud during the night and didn’t switch off until 5pm. My room did not have its own aircon controls and was so freezing I had to have a hot shower and try to open the window but they didn’t open. I told the staff member and they didn’t tell me that they could close the vents. If I’d have known, I would have slept a little better. Another guest this morning said they also heard the aircon generator in the night and the staff member herself told me she thought it was loud at night and she lives in residence. Such a shame as I checked out early and found somewhere else. When I complained I wasn’t offered any compensation – they did re sell the room and only then was I able to get a refund minus 15% fee. No offer of waiving this fee and no offer of anything for the troubles. I am only here for four days from the UK and I have spent one of them exhausted and trying desperately to find somewhere else. Such a shame. The staff also run another local bnb and I think they just don’t have time for both.

I absolutely loved this place! I was truly impressed with the amenities such as a ice machine that also dispensed water (so I could fill my water bottle), really nice grounds to hang out on and a nice breakfast selection.
Everything was extremely clean and in great shape and the bed was very comfortable. It has all of the charm of a historic building while also being modern in the appropriate ways (such as wifi and a TV!)
I absolutely will stay here again when I’m in town – it was refreshing to stay somewhere that felt like it was taken care of by people who genuinely want their guests to feel welcome and happy.

We really enjoyed our stay here. The room was nice but the bed probably does need updated. Breakfast was perfectly fine both mornings. As can be expected with old buildings, sound travels far especially at 3 in the morning when someone is spamming the door bell. All together would happily stay again.

Our stay was disappointing as upon entering the bedroom we immediately noticed several large stains on the bedding. The sheets were not particularly comfortable either. The tv also did not work. Overall, it was a decent experience but definitely not as nice as I was hoping.

The most comfy bed and pillows I have ever encountered at a hotel/bnb!! I am in love with this place and the beauty of it. We were able to lock our room with a key and felt very safe here. We stayed on the bottom floor during eras tour weekend so some upstairs neighbors were a little nosy very late into the night but that’s expected. Other than that the place was perfect and I would definitely come back.

This was truly the best Bed and Breakfast experience we have ever had. The hosts are so kind and welcoming, the house is historical and gorgeous, breakfast (while listening to beautifully played piano music) is delicious and the location is perfect. They shared with us a lot of the history of Lockerbie Square, and Indy in general, it really enhanced our experience and made this our best trip to Indianapolis yet! The hosts truly make you feel like family and are full of wonderful stories. We could’ve stayed there and just chatted with them and have called our trip a success.

We had such a lovely, two-night stay at the Mansion on the Mile B&B. Tom and Jeanne were such great hosts – so welcoming, friendly, and accommodating. We have dietary restrictions, and Jeanne was able to whip up some delicious breakfast for our needs. So kind of her, and her piano-playing is wonderful. We loved hearing the history of the house and Indianapolis from them both. There’s so much fascinating history! The house is such a gem in a very walkable area. I had a wonderfully awesome tour at Tate Mansion. The Mansion on the mile Bed and Breakfast. Tom and Jeanne make accommodations very nice and the most inviting part is the breakfast in the morning. Jeanne is a wonderful cook and hostess because not only is breakfast simply delicious, but also the information she shares about Mansion on the mile and the surrounding area is extremely interesting. I would highly recommend this unique place for an overnight visit or an extended stay and I definitely plan visiting them again soon!

This was a first Bed and Breakfast and it will not be my last. Debbie is the house owner and she greets you when you arrive. She shows you to your room and explain everything to you right up front. The rooms are beautiful and very rustic great for anyone at any age. The breakfast was nice and hot Debbie makes one great breakfast that to be honest you probably will not need lunch. The room was very comfortable with a very soft bed. The only issue was parking. It was a tight space even for a small car like mine but at least I didnot have to park on the street and worry about may car getting damaged. I had a great experience and would stay there again without even a thought. Thank you Debbie!

We were headed to Old National Center to see Deep Purple and needed something different that the same old hotel experience. We booked the Riley Room and we couldn’t have been more pleased. It was immaculate. It had everything we needed to stay for a month! The home is absolutely beautiful and built with love. If you spend time looking at the book on the piano detailing the transformation or spend 10 minutes talking to Deb you will know what I’m talking about. We enjoyed talking with her and hearing the stories. She had all the little things covered too. There were snacks in a drawer in the upstairs common area and dryer upstairs which we used to dry our towels after a late night shower. The food was great and all the bases were covered…eggs, sausage, toast, pastries, fresh fruit. Like I said, there’s a lot of love put into your stay. I can’t wait to book another trip!

We loved everything about it. The spa tub in the bedroom with the electric candles is a wonderful way to relax after a day of traipsing through down town on foot. The large king bed was nice, and it was great having a separate sitting room with TVs in both rooms. There is a large assortment of in room coffee/tea, and even microwave popcorn above the microwave. There was a slew of DVDs to choose from at no cost for an in room movie. Did I mention the free bottled water/soda and nice assortment of complimentary snacks (trail mix, chips, cookies)? Breakfast was excellent with many choices available at the time of your choice. The location is convenient, and it’s quiet and safe. We walked to our concert at Banker’s life (about 0.7 mile) and it was quite doable, even in February (when it wasn’t snowing). Parking is off road and free. If you are planning a trip in the area, I would definitely recommend a stay here! This is MUCH better than a hotel.

Fantastic place! It’s located in a perfect balance of downtown life and little cozy, quiet neighborhood. The house is located in the nicest little neighborhood with a bunch of older houses, it’s a really beautiful area!
Walk straight down the road in front of the house and you end up in a really nice areas full of restaurants and life. If you keep going you will end up in downtown. Downtown is roughly 10 minutes away, and there are plenty of restaurants and supermarkets 2 blocks down the road.
The room is fully renovated to modern standards, It is absolutely nothing like what the rest of the house looks like. You get a nice big living room and kitchen. There are only one queen size bed and then a sofa with more than enough space for 2 people. We were three people, and we had absolutely no problems with space. I can definitely recommend this place, it is one of the best places to stay in Indianapolis. You are in walking distance for everything. Fantastic place!

Stayed here & so glad I found it online! In town for a Bob Seger concert. Was able to walk not only to the concert, but also there are MANY options to eat at along the way. The inn itself shocked us at how nice it was. The rooms were FAR nicer than any of the big name chains out there & cheaper too. The room was spacious (as it also included a sitting room), loved the garden tub, & the hostess was very friendly & helpful as to restaurants. Next time we stay in Indy-we will DEFINITELY be staying here!

OYO Hotel Indianapolis International Airport offers a convenient stay near the terminals, with affordable rates and straightforward check-in. The rooms are functional, beds comfortable, and cleanliness adequate for short visits. Reliable wifi adds value.
However, expect occasional noise from early flights and some extra fees that aren’t always disclosed at booking. With polite staff and better maintenance, this OYO can be a solid budget choice for quick stays near the airport.

The carpet was so dirty when I got into the shower there was black on the tub floor. When I got out of the shower I rubbed my hand on the carpet and the dirt turned my hand black. This place is terrible. I had to ask the cleaning lady for another sheet because the one on the bed stank. She didn’t offer to put it on for me so I did it myself. I was told when I checked out that my deposit would be credited back to my credit card by noon. It’s been 4 days and I haven’t received it yet. I will never ever stay in one of your hotels again. I will never recommend your hotels to anyone. I have always stayed at Wyndham hotels but if they are going to endorse a hotel this terrible I am done with them too.

My boyfriend booked a hotel room at this hotel. We’re from Ohio which is two hours away. He booked the room for my birthday. A couple hours before checking in, he called to see what time we could check in to which the woman on the other end told him that he can’t check in, there are no available rooms, and that he had to pay an extra fee to book. My boyfriend booked the room weeks prior and got a confirmation number. No “extra fee” was mentioned when he did this. The woman hung up on him rudely as he tried to solve the issue. He called back later. A man picked up and said his reservation was all good, he was unsure of what the woman was talking about, and that we could check in at 2 pm. We headed that way. They then called my boyfriend back and said that they gave his reservation to someone else, refused to acknowledge that they made a mistake, and were hesitant on giving him his refund. He did get the refund however this greatly put a damper on my birthday (not that they care). So we had to find another place to stay on a whim. Very unprofessional. When he went to write a appropriate, genuine, and authentic review on the website he used to book the hotel, he was asked if he could remove it. He did not remove it. He didn’t cuss or use inappropriate language in the review but they took it down for “not following community guidelines.”
DO NOT BOOK WITH THIS HOTEL. You will be greatly disappointed. They are highly unprofessional and do not care at all about customer satisfaction. They also want to hide the truth about how horrible their staff and services are.

If could give 0 star I would. Worst experience ever. First room they tried to give me had a broken door wouldn’t shut, everything was stripped, no tv, microwave, fridge, no bedding. When went back wasn’t even horrified they gave that room to me and my kids. Second room wasn’t much better. Two beds and only 1 pillow, no batteries in the TV remotes, Big tub of putty was still in the bathroom. No towels or soaps, had to go back to the office to ask for them. Previous burn holes in bedding, Air conditioning was really loud, smoke detector beeped all night, didn’t even have the cover on it. Will never go back, scary experience, people fighting outside, throwing things, did not feel safe. And one more thing would have been nice to phone office instead of having to walk there multiple times for things that were missing. Also didn’t even have ice machine. Website says they offer breakfast but they don’t.

So, I was trying to help a friend who lost their home and offered to pay for a weeks stay at this hotel via hotels.com —
Where it is not mentioned that there would be an additional $100 fee at check in since I couldn’t afford a $400+ bill, I asked at the check in desk inside the hotel for a cancellation of which the man said he’d charge me a &1.00 cancellation fee; of which I received… following a 160$ charge… for no reason. Called the help line and they said that it is their ‘policy’ to charge a separate fee of 1/2 the price of the original bill… even though I or my friend didn’t even stay there that week.
My friend did end up staying there a week or so after this issue and Turns out— they don’t have running water in their rooms so you can’t flush the toilets or take a shower. This is also a big “dope” hotel where there are people just using drugs and people will break into your room and steal your belongings when you’re not there.
This isn’t a safe place to stay.
Even with your door locked, people will break in.
These people do not care that they are scamming you out of your money.
When I called to get my money back they said “sorry it is our policy” and I asked what their “policies” are when it comes to cleanliness? Hotels are for those who need a bed to sleep in and able to bath themselves…
The fact that they don’t have running water in every room is baffling. The place is a flea-infested, smelly building with people who are trying to scam you out of your money.
Don’t waste your time here.
The fact I was secretly charged $160 alongside a “cancellation fee” of $1.00. — and didn’t even stay at the building… wow. I got two separate “cancellation” charges and had to find out through my bank statement. (They couldn’t explain why I have two charges— but that it’s “policy”)
Completely a scam and not worth your time.
They don’t care about the people staying there. They refused to refund me that $160. I’m like wow.
O/5 stars
Department of health needs notified on this building because it’s that awful.

If you look at the rooms on Booking.com and see the place in person you would be scared to stay there. I had to slam the door to close it, not even sure if the doors locked. no towels, toilet paper or trash can in the room. TV did not work. It was just all around bad. The 2 employees I dealt with were very nice and helpful. I got a refund and went across the street and got a room I felt safe to sleep in. Yes they were doing some renovating but don’t post false pictures of the rooms on the internet making them look amazing when they look like it should be condemned. I wish I would have taken pictures of the actual room but wanted to get out of there.

Legal consultations and case evaluation
Civil attorneys provide legal consultations and case evaluation to understand the facts, applicable laws, and potential outcomes. This involves reviewing documents, identifying legal issues, and outlining strategies such as negotiation, mediation, or litigation. A thorough evaluation helps clients decide on next steps, gather necessary evidence, and anticipate costs and timelines. Attorneys may discuss fee structures, alternative fee arrangements, and the scope of representation, delivering a clear roadmap for proceeding based on the client’s goals.
Contract drafting and review
In civil matters, contract drafting and review involves creating, interpreting, or revising agreements such as service contracts, leases, non-disclosure agreements, and settlement agreements. A civil attorney ensures that terms are clear, enforceable, and balanced, addressing liability limits, indemnification provisions, payment terms, and applicable regulatory compliance. The process includes risk assessment, redlining, and negotiating terms to protect client interests while preserving workable relationships between parties.
Dispute resolution and mediation
Dispute resolution and mediation services aim to resolve conflicts without protracted litigation. Attorneys can facilitate negotiations, prepare mediation briefs, and represent clients in confidential mediation sessions. They help identify acceptable settlement ranges, propose creative solutions, and document agreements with clear enforceable language. When mediation does not resolve the matter, they can transition to arbitration or court action with a strategic plan aligned to client objectives.
Litigation and courtroom advocacy
When disputes proceed to litigation, civil attorneys provide litigation and courtroom advocacy. They manage case strategy, file pleadings, gather and organize evidence, conduct discovery, and build a persuasive trial presentation. They handle motions practice, coordinate expert witnesses, and safeguard privileges such as attorney-client confidentiality. The aim is to secure the best possible outcome through skilled advocacy and strict adherence to procedural rules.
Property and real estate disputes
For property-related issues, civil attorneys address property and real estate disputes. This includes boundary and title issues, easements, zoning compliance, landlord-tenant conflicts, eviction proceedings, and equity concerns in real estate transactions. Attorneys perform title diligence, review deed documents, and negotiate resolutions or pursue litigation to protect ownership rights and ensure fair use of property.
Personal injury and negligence claims
Although often associated with tort law, civil attorneys guide personal injury and negligence claims by gathering facts, investigating the incident, collecting medical and wage documentation, and negotiating with insurers. They prepare comprehensive demand packages and pursue compensation for medical expenses, lost wages, Pain and suffering, and related damages. They also manage timelines and compliance with applicable statutes of limitations to protect clients' rights.
Employment law and labor disputes
Employment law and labor disputes cover issues such as workplace discrimination, wage and hour violations, wrongful termination, and non-compete agreements. Civil attorneys advise employers or employees on rights, draft or review employment contracts, and represent clients in disputes before labor boards or in civil court. They strive to balance business objectives with legal obligations and workers' rights, aiming for fair resolutions.
Debt collection and creditor rights
In matters involving debt, civil attorneys provide debt collection and creditor rights services. They may assist creditors with collection strategies, draft demand letters, file collection lawsuits, and pursue judgments. They also defend clients facing collection actions, asserting defenses such as improper service, statute of limitations, or invalid debt claims, and navigate settlement options to resolve financial disputes efficiently.
Frequently asked questions about guesthouses in Indianapolis
What is a guesthouse?
A guesthouse is typically a separate dwelling on a property that provides private living space with its own entrance, bedrooms, and often a kitchen and bathroom. It is usually hosted by the property owner or a management team and can be used for short- or long-term stays. Unlike a hotel, a guesthouse may offer a more personalized, home-like experience and a sense of local living.
How are guesthouses different from hotels in Indianapolis?
Guesthouses generally offer a more independent and homelike environment compared with hotels. Key differences can include a private entrance, a kitchen, and fewer on-site services such as a front desk or daily housekeeping. Prices can be more cost-efficient for extended stays, and guests often enjoy greater privacy and a sense of local character.
Are guesthouses a good option for families?
Yes, guesthouses can be a strong option for families due to more space, a kitchen for meals, and often a washer/dryer in unit or nearby facilities. Look for properties with multiple bedrooms, safe outdoor areas, and child-friendly amenities such as cribs or high chairs where available.
What should I consider when booking a guesthouse?
When booking, focus on location (proximity to desired neighborhoods or attractions), size and layout, amenities (kitchen, parking, Wi-Fi), check-in process, and reviews. Also review the cancellation policy, any security measures, and the host communication history to ensure a smooth stay.
Are guesthouses licensed or regulated in Indianapolis?
Regulations for short-term rentals and guesthouses can involve zoning rules, safety standards, and occupancy limits. Some properties may require permits, smoke and carbon monoxide detectors, and adherence to fire codes. Always verify that the listing complies with local guidelines and that the host can provide any necessary documentation.
How can I find a reputable guesthouse in Indianapolis?
To locate a reputable option, use trusted listing platforms with verified photos, clear descriptions, and a strong review history. Check the host response rate, read recent guest feedback, and look for properties with transparent pricing and cancellation terms. It can also help to seek local recommendations from friends or travel communities.
What are typical rates for guesthouses in Indianapolis?
Rates vary based on neighborhood, size, and season. In general, guesthouses can range from affordable options for smaller spaces to premium listings in central areas. Longer stays may qualify for discounts, and additional fees such as cleaning and tax may apply.
Is breakfast usually included with a guesthouse stay?
Breakfast is not universally included. Some guesthouses offer a self-service breakfast nook or provide basic items in a kitchen, while others leave breakfast entirely to guests. If breakfast is important, filter listings that specify breakfast options or contact the host for details.
What about accessibility and transportation near guesthouses?
Accessibility and transport vary by property. Look for parking options, easy access to major roads, and proximity to public transit routes. If accessibility is a priority, check for ramp access, step-free entry, and other ADA-compliant features described in the listing.
What is the cancellation policy like for guesthouses in Indianapolis?
Cancellation policies range from flexible to strict and can affect refunds of deposits or prepaid amounts. Review the timeline for cancellations, any non-refundable fees, and options to reschedule. If plans change, contact the host promptly to understand possible rebooking or refund possibilities.
