Arbor Homes – Repeated Water Leaks & Poor Workmanship In just 2 years, our Arbor Homes property has had water leaks at the same spot three times, each destroying our vinyl plank flooring. Over half the floor has already been removed, and for more than three weeks we’ve been living with ripped-off flooring, which is unacceptable. We contacted Mr. Jacob and Mr. Bill repeatedly, but no firm timeframes for completion have been given. Partial fixes haven’t worked — the floors are compromised, and we’re concerned about hidden moisture and mold. We requested full flooring replacement, subfloor inspection, and mold testing under warranty, but there’s still no permanent solution. This clearly shows poor workmanship. Think twice before trusting Arbor Homes.

We could not ask for better people to work with on a new home build. Murphy, the sales manager in our community Hawkview is great. He is very personable and we always felt like he was watching out for our best interest. Matt, the building superintendent was also very accommodating. He always responded to any texts we sent. We also enjoyed his weekly video update on the progress of our home. The gentleman at Enterprise Title at the closing was super efficient and nice. Did I mention the design center? Wow, what an incredible experience.

The sales manager was great. Down to earth, quick to respond. Did multiple estimates. Arbor homes hired an outside development company that cut corners and left 95% of the properties with 10x40 usable space in backyards at most even though even the smallest lot should have 40x20 at least. Some houses the steep incline starts right outside the sliding backdoor. We paid to have a patio slab poured and found out after the yard would be useless for a swing set or outside play space for our toddlers. Our sales manager went to bat for us after coming to look himself. He found out the developer wasn't hauling dirt out so everyone is built on a bigger hill than necessary. The best they could do was give us the max 3% towards closing costs. The building manager was unresponsive for the final 4 weeks prior to closing. Even Arbor homes had issues contacting him. Things I mentioned 4 weeks before closing in a text went ignored and now I have to contact the warranty company. The house wasn't done during the walk through. It wasn't ready for a walk through to look for defaults. The checklist from the walk through was being started on closing day at the time we were supposed to do the final walkthrough. Unfortunately we had to be out of our apartment by the end of the week. We did another walk through after closing and still had things unfinished. A cabinet that had a leak in it was finally finished 7 days post closing. Due to the crappy development company they hired, I really struggle to recommend going with Arbor Homes. 2 stars is really for the sales person we worked with. Darly tried to stay ahead of everything to the best of his ability. As with any new build going up in mass, options are limited or come at a premium price. Only pay to upgrade the foot print of the home. Change fixtures and paint on your own.

Do NOT build with Arbor. The up-charging for the simplest of items is ridiculous and does not match the quality you pay for. Also, bare in mind, everything rolls into your loan. So what may seem like a simple upgrade for $1000 (example purposes) is actually going to cost you $2500 down the stretch. Trust me, their build quality is not to the point where I would justify it. Here’s a long list of things that are continuous problems, quality control issues, and just outright laziness. 1.) Our plumbing was and is wrong. Our main water shutoff did NOT actually shutoff the house, only the kitchen to begin with. This was "fixed." However it’s not a peace of mind when a third party plumber and repair company tells you it was done cutting corners and it’s that way throughout the house. Come to find out SEVERAL neighbors, including their own quick buy home had the same issue… class action waiting to happen. We also had a leaking bathroom faucet to top all that off which has now warped my bathroom cabinet. 2.) One of the highest ticket upgrades- kitchen island countertop, is chipped. 3.) Floors are completely off, everywhere you walk you feel dips, which means the foundation wasn’t leveled properly. 4.) Nail pops, corner splitting, and cracks are ABUNDANT. While normal when the house settles, it should not be THIS bad! I’m finding what feels like a dozen nail pops or so every other week. You can fit 3 quarters in one of the cracks. Don’t get me started on the baseboards… oh and the finish in some areas is abysmal. Doors also aren’t the same color throughout the house… 5.) Our countertop backsplash wasn’t installed right and not 2 months later is already separating from the counters and the wall (how do you mess this up.) 6.) Outlets aren’t secured properly, either the wings are pushed into the drywall or when plugging items in, the outlet actually pushes into the wall. ALMOST EVERYTHING is pushed in to connect… you mean to tell me a LICENSED electrician push connected all of my outlets? Even I know why you don’t do that… look forward to most of my primary outlets burning out within 5 years. 7.) Our landscaping is awful, water runoff is abundant, seed was improperly spread and the fertilizer is just clumped in areas like an ant mound. This is just the main items. If you still choose to build please make sure you are: Onsite for every stage A month before closing go EVERY DAY Mark and call out everything you don’t like and if it can’t or won’t be fixed DO NOT sign anything. Bare in mind some issues will not appear until later and some may seem correct at first. Do NOT let them candy coat things, it’s easy to get wrapped up in "hey we found this issue for you and look how good it is" to distract you from the real problems. Ask questions… and frankly drive drive drive, It’s your home, your money.
